Ownership is permanent — you hold full title to the villa. There is no lock-in period on ownership. You can stay personally, rent it out through us, or sell it anytime.
Under the lease-back model, you authorize Backsea to rent your villa when you are not using it. We manage bookings, maintenance, housekeeping, and guest experience. You receive 70% of the rental income (at ₹7,000/day benchmark). Backsea retains 30% for operations, marketing, and network growth.
Yes, absolutely. You can stay any number of days in a year — there is no restriction on personal usage. You only pay the monthly maintenance charge (covering common area upkeep, security, landscaping, etc.) and any additional services you avail (e.g., housekeeping, food, spa). When you are not staying, we can rent it out to generate income for you.
We use a simple FIFO (First-In-First-Out) method. The moment you block dates in the owner portal, those days are reserved for you and not marketed for rental. The earlier you block, the higher your priority. You can block as many days as you wish — the system is transparent and fair.

The 120 days in our financial projections is a conservative average based on weekend occupancy patterns (104 weekend days + 16 buffer days for holidays). Actual rental days depend on market demand, season, and location-specific factors. However, we actively market the properties through digital channels, partnerships, and events to maximize occupancy.
At the benchmark rental rate of ₹7,000 per day and assuming 120 days occupancy, the gross rental per villa would be ₹8.4 lakh per year. Owners receive 70% = ₹5.88 lakh per year (approximately ₹49,000/month average). This is a conservative estimate — actual income can be higher with better occupancy.
